IRR / Core count × BJJ count

Build-mix test, holding the Signature at one; the current mix is outlined. Each Core club earns well above the 13.1% discount rate, so more Cores lift IRR. Each BJJ studio earns close to it (about +0.01m of NPV per studio), so more studios add revenue and members but pull the blended IRR down toward ~14%.

Profit across the whole member range

One club of each format at the basis year. The dashed vertical is the capacity cap and the dot is the breakeven crossing. A line still below zero at the cap cannot break even on these costs at any membership. The slope flattens after the crossing because profit tax starts to bite.

Basis and the other inputs

Every figure here is typed, not a multiplier, and this tab reads the base assumptions rather than the scenario levers on the left. Club payroll is the net monthly total of the club staffing roster; the 35% employment on-cost is added on top. The only thing taken from the left rail is how many clubs are open, which sets the head office there is to spread.
